What Is Preventive Maintenance?

During a routine maintenance visit, we’ll examine, clean, and calibrate major components of your plumbing or HVAC systems. Most manufacturers recommend a tune-up for the air conditioner in the spring and the heating system in the fall before first use. Our certified technicians verify that your system is in good shape and is working properly. This helps ensure that the entire system operates at peak capacity. If one component is not performing properly, it can affect the performance of other components.

Plumbing Maintenance Checklist

  • Check all toilets for leaks and test for smooth operation (free adjustments)
  • Conduct performance test on all faucets (free adjustments)
  • Check all exposed water lines for damage
  • Check condition of exposed gas piping
  • Check piping under bathroom and kitchen sinks for water damage
  • Check all drains for leaks and clogs
  • Test washing machine hoses and valves
  • Flush water heater and check for leaks and signs of corrosion
  • Check incoming water pressure

Heating Maintenance Checklist

  • Remove and clean burner assembly
  • Inspect heat exchanger and flue
  • Clean pilot assembly and burner box

  • Water heater – With new expansion tank and water pressure 80 PSI or lower: 6-year tank and parts, 1-year labor; without expansion tank and water pressure higher than 80 PSI: 6-year tank and parts only
  • Expansion tank – 3-year parts and 1-year labor
  • Faucet – 5-year parts and 1-year labor
  • Toilet – 1-year parts and labor (**excludes blockages)
  • Garbage disposal – Pro 750: 6-year parts and 1-year labor, Badger 333: 4-year parts and 1-year labor (**excludes jammed units and blockages, disposal must be registered with Insinkerator)
  • Pressure reducing valve – 1-year parts and labor
  • Backflow preventer – 1-year parts and labor
  • Customer provided fixtures, faucet, or equipment – 1-year warranty on workmanship only (**no warranty on customer provided parts)
  • Gas service line – 20-year parts and labor (**if entire line is replaced and we provide excavation and backfill)
  • Gas house line – 20-year parts and labor (**if entire line is replaced)
  • Water service line – 20-year parts and labor (**if entire line is replaced and we provide excavation and backfill)
  • Water house line – 20-year parts and labor (**if entire line is replaced)
  • Main sanitary sewer drain line – 20-year parts and labor (**if entire line is replaced to the main or septic tank and we provide excavation and backfill, excludes blockages except when pipe is defective)
  • Repairs – 1-year parts and labor
